PriMed Physicians taking half of Mills Development’s newly acquired former Huffy headquarters redevelopment project

Mills Development is excited to announce its first major tenant for the recently acquired Huffy headquarters. PriMed Physicians will lease approximately half of the 30,000 square foot building as it plans to consolidate two area practices under one roof and build their medical office of the future.

“This new facility allows us to replace our current aging facilities in Centerville for family practice and pediatrics and in Kettering for pediatrics,” said Ted Inman, PriMed Physicians CEO. “Within the new space we will have 12 physicians and room to grow further. We will be able to adopt new designs for both exam rooms and common areas and enhance safety and quality through the adoption of new technologies that will allow height, weight, temperature and blood pressure to be input into our electronic medical record without human intervention.  This new space will allow us to vastly improve the patient experience. There will be space for group visits and telemedicine. In addition, the new design will be accompanied by a call center for all patient calls, the ability for patients to schedule their own appointments, and for patients to fill out forms on-line, register and check in on-line, and pay their bills on-line. We are excited about the future and can’t wait to be in the new space!”

John Kopilchack, Director of Development for Mills Development, further said, “With PriMed taking roughly half of the building, we will completely renovate all 30,000 square feet of the project including a new roof, new HVAC units, new common area amenities, improved parking lot, all LED lighting and potentially solar panels to bring the building back up to a Class A office finish level and be as energy efficient as possible for PriMed and other future tenants. We still have approximately 15,000 square feet of the building remaining for lease, and we are pleased with the interest in the space to this point. Frankly with the location in Centerville and the visibility of the site to over 60,000 cars per day on I-675, this is one of the best spots in the market for an office or medical user looking for a Great Building in a Great Location.”   

Construction on the building will begin in a few months with PriMed Physicians moving in the spring of 2020. Mills Development will invest over $3 million into the new facility on top of the $1.5 million acquisition cost from earlier this summer.
